The high-end market is on fire, with homes priced at $2 million and above leading the pack. That is not a coincidence. Stock market highs are creating a new wave of confident, cash-ready buyers, and they are looking for somewhere to put that wealth. Spoiler: a lot of them are looking right here in Marin.
Here is what that means locally. Marin's spring market is accelerating. Home sales were up over 11% year over year in March, the median sold price climbed to $1.5 million, and as San Francisco buyers get outbid in the city, where homes are selling nearly 10% above asking on average, they are crossing the Golden Gate and bringing their budgets with them. Southern Marin in particular is feeling that heat, and if you are a seller sitting on a well-positioned home right now, you are in a very good spot.
Now for the reality check, because good advisors give you the full picture. Single-family building permits just dropped to their lowest level in eight months. New inventory is not coming to save buyers anytime soon. And California Fair Plan insurance premiums are rising nearly 30% this fall, with some wildfire-zone homeowners looking at increases of 30 to 50%. Get ahead of it now. Mortgage rates are sitting in the mid-to-upper 6% range today, but a potential resolution to the conflict in the Middle East could shift that picture meaningfully before year-end.
The bottom line is this: the window is open, but windows do not stay open forever.
